Let Only

Our Let Only service is ideal if you’re happy managing the property yourself once a tenant has moved in but want the reassurance of everything being set up correctly from the start.

From £350 + VAT, we market your property, arrange and attend viewings, carry out thorough referencing, complete Right to Rent checks, prepare the tenancy agreement and coordinate move-in.

You stay in control day-to-day, knowing the tenancy has been handled professionally and compliantly.

Rent Collection

If you’d rather not chase rent or deal with payment admin, our Rent Collection service takes care of that for you.

Alongside everything included in Let Only, we collect rent, monitor arrears, provide regular statements and offer rent review guidance when needed.

This service is £350 + VAT plus £20 per month + VAT and works well for landlords who want financial peace of mind while still managing maintenance themselves.

Fully Managed

Our Fully Managed service is for landlords who want us to take care of the day-to-day running of the property.

From 10% + VAT per month — or 8% + VAT for landlords with three or more properties — we handle tenant communication, maintenance coordination, inspections, emergency issues and end-of-tenancy support.

You stay informed without needing to deal with every call or contractor yourself.

Straightforward Fees — No Surprises We keep things simple.

There are no renewal fees.

No charges for sending statements or answering emails.

No hidden extras appearing halfway through a tenancy.

Maintenance is handled the same way. We don’t operate maintenance budgets or spend your money without talking to you first wherever possible. If work needs doing, we discuss it with you and agree the next steps together.

We also don’t add mark-ups onto contractor invoices. Looking after your property properly matters more than making money from repairs.

Because much of what we do is managed in-house and through trusted contractors we’ve worked with for years, we’re able to keep costs sensible while still delivering reliable service.

No Long Tie-Ins

We don’t believe in locking landlords into long contracts just to keep business.

Our agreements work both ways — if at any point you feel our service isn’t right for you, we operate on a simple 30 days’ notice. Equally, we ask for the same courtesy in return.

We prefer to keep landlords because they’re happy with the service, not because they’re tied into lengthy terms. It keeps us accountable and keeps standards high.
